Today's housing market can be very hostile, especially for young people. And it is that, no matter how much desire they may have to become independent and form new family nuclei, the economic ravages of the continuous crises that we drag are against us.

In this sense, it is important to always be aware of current housing subsidies, since they can be the distance that does not separate us from the house of our dreams.


What aids for the purchase and rental of housing are there in Madrid?

The first step before buying a house should be to take a look at the aid for the purchase of a house and check if we meet all the requirements to access them.


In this sense, to buy a home in Madrid we have two alternatives: look at aid at the state level and aid at the regional level.

(In Spain we can find two current initiatives at the state level, proposed and published at the beginning of this year).


State Plan for Access to Housing 2022-2025

The State Plan for Access to Housing 2022-2025 has a series of objectives, both in the short and medium term, that make up a series of financial aid to guarantee, facilitate and maintain access to housing.

Within the State Plan for Access to Housing 2022-2025, a list of 13 programs is found framed for each of the points that are intended to be corrected.

Among these points, the State Plan for Access to Housing 2022-2025 intends to attack its objectives from four different perspectives: aid programs for access to decent housing, programs to increase the supply of rental housing, improvement programs to the accessibility and eradication of substandard housing and a program, number 13, dedicated to rental income protection insurance.

However, of these 13 points, we will only present in this article those that concern us when seeking help to buy or rent housing in Madrid.

Program 2: Housing rental assistance program

This point establishes an aid of up to 50% of the rental income, with a maximum of €600 per month per dwelling and €300 per month per room and a term of up to 5 years.

This aid will go to all those families that do not exceed the 3 IPREM threshold, that is, as of today, around €22,000 per year.

Program 3: Aid program for victims of gender-based violence, people subject to eviction from their habitual residence, homeless people and other especially vulnerable people

Point 3 provides direct rental assistance of up to €600 per month for the minorities mentioned above. In addition, they will be provided with public or private housing adapted to the relevant circumstances of each case. The duration of the aid will also be 5 years.

Program 4: Assistance program for tenants in situations of sudden vulnerability

This help is framed for all those people who already have a rental contract, but whose compliance is in danger due to a situation of sudden vulnerability. This description of "supervening" must be related to a situation of 2 years of vulnerability prior to requesting the aid.

The amount will be up to €900 per month for a period of up to 2 years. Again, the income limit of the cohabitation unit to receive this aid must be equal to or less than 3 IPREM.

Program 5: Program to help young people and to contribute to the demographic challenge

This section aims to motivate the purchase of permanent housing by the younger population. Program 5 is in turn divided into two parts.

On the one hand, Program 5.1 establishes rental aid of up to 60% of the monthly rent, with a maximum of €600 per month for homes and €300 per month for rooms, for all those young people up to 35 years old (included). .

The second section, Program 5.2, proposes aid for purchases in municipalities or population centers equal to or less than 10,000 inhabitants to fight against the unequal demographic density in Spain and take another step towards achieving the Demographic Challenge.

Both aids are again subject to the income limit of the cohabitation unit to receive this aid, which must be equal to or less than 3 IPREM.

Program 11: Program to improve accessibility in and to homes

Program 11 provides aid of between €6,000 and €18,000 for the purchase of a home. However, this amount varies depending on the type of home to be purchased.


Youth Rental Voucher

Also approved at the beginning of this 2022, the Youth Rental Bonus is a housing rental aid, granted by the Spanish Government and specifically aimed at facilitating access to housing for the young population, due to their special economic vulnerability when it comes to finding living place.


Within this framework, the aid is aimed at all those young Spaniards, Europeans or third countries with legal residence in Spain; who are between 18 and 35 years of age.

This aid is €250 per month, for a period of 2 years. In addition, it is fully compatible with any aid from the State Plan for Access to Housing 2022-2025.


Live Madrid Plan

The Plan Vive Madrid is a public rental housing program created by the Government of the Community of Madrid, which is focused on facilitating access to housing for people under 35 years of age, over 65 years of age, people with disabilities and other groups in need like young pregnant women.

This plan is now in its first phase, in the middle of the construction of the first homes (5,406) which, it is estimated, could benefit some 13,000 tenants.

In this way, the Government of the Community of Madrid has used European funds to invest some 700 million euros in the construction of public housing in ten municipalities, including Alcalá de Henares, Getafe, Boadilla del Monte, Alcorcón and Torrejón. of Ardoz.

Unfortunately, today the deadline to comply with the Vive Madrid Plan is closed. However, it is estimated that by the end of this 2022 the first administrative procedures for the first phase of housing will begin to appear, which will be built for the first quarter of 2023.

These rentals are expected to have a price of between €468 and €800 per month, depending on the locations in which the rentals are located. This would mean a big reduction compared to the average rental price in Madrid, which stands at around €1,724 per month, according to data from this last month of February.

Similarly, as the phases progress, there will be more promotions to stick to.
